Deep Diagnostic — £4,000 to £7,500

The full picture, before the big decision.

For decisions taken once — a sale, a purchase, a refinance. Every register, every site, one document the people you must convince can check.

Read together, because the pattern across registers is what one register cannot show.

  • £4,000 – £7,500
  • All six registers
  • Written for a board or lender
  • Scoped and priced before you pay

Every register, every site —
one document.

01

What you get

All six registers
Companies House

The filing and finance read

Up to nine years of your filings and your competitors’ — margin, borrowing, security given, discipline — the Health Check method, at full depth.

HM Land Registry

Property and tenure

The title for every site in scope: registered owner, tenure, price paid, every charge. Plus your landlord’s wider holdings, because their position at renewal is your negotiating room.

Planning & VOA

Pipeline and rates

The planning pipeline around every site, and the rates position of each against its neighbours — what is coming, and what you are overpaying to stand still.

ONS & registers

Market and catchment

Demand measured against the density already serving it, for each site — the difference between a business with room and one that has quietly run out.

Method

The findings register

Every finding in one table: the claim, the source document, the date it was read. This is the page a sceptical lender turns to first, so it is built first.

Method

The written diagnostic

A report a board can read in an hour and a lender can verify in an afternoon. Plain English throughout; nothing in it rests on my say-so.

Written so a lender can check
every line of it.

02

How it works

Three to four weeks
Step 1

The scoping call

Free, and blunt. The decision you face, the sites and companies in scope — and whether the record can actually settle what you need settled. If it cannot, I say so here.

Step 2

The fixed quote

Scope, price and delivery date in writing before you pay anything. The price does not move after this.

Step 3

The reading

Three to four weeks across every register in scope. You get a short note at the halfway mark: what is emerging, and anything urgent enough not to wait for the report.

Step 4

The report and the room

The written diagnostic, the findings register, and as long as it takes on a call — including, if you want it, presenting the findings to your board or your lender directly.

03

The price, straight

£4,000 – £7,500

£4,000 for a single company on a single site; £7,500 where the scope runs to several sites, several companies, or an acquisition target’s full estate. The quote is fixed and dated before any money moves.

What this is not. It is not legal due diligence and not an audit — it complements your solicitor and accountant rather than replacing either. What it adds is the part nobody else is assembling: the whole public record, in one place, cited.
